Since switching over to MGN Inventories, we have noticed how excellent the service is compared to previously used inventory companies. The reports are detailed and thorough and easily accessible through the online system, which is great for Letting Agents who need to keep track of work that has been done! Being able to book online is great as well as being able to see a calendar of work that’s scheduled in! I have been provided with a copy of a check out report dated 12th September 2017 which I note was prepared by an independent inventory company. The report contains clear photographs and good detail regarding the condition of the property. I have not seen any evidence that the Tenant disputes its contents and I find the check out report to be persuasive evidence of the condition of the property at the end of the tenancy.
I am provided with an independently prepared check-out report. The report is of a good quality and it incorporates good quality colour photographic evidence as to the condition of the property and contents at the beginning and the end of the tenancy respectively. The Tenant has not signed the check-out report, but I am provided with no reason to doubt that the contents are accurate. I refer to the reports as my primary evidence in considering the claim.
I have received a check out report that appears to have been prepared by a third party and is supported by photographs. This is considered to be of very good evidential value in determining the condition of the property.
